Oman’s First Master Planned Community

There’s something really exciting about looking at a 16-kilometre pristine coastline, and transforming it into a place that’s now an ambassador for the Sultanate of Oman. By anchoring our storytelling in a traditional Omani fishing village, we provided the opportunity to connect the now and the future with the country’s culture, history and identity. While celebrating local architecture and heritage, although new, the contemporary interpretation makes it seem as if The Wave master plan had naturally evolved in this place.

With care and a sense of responsibility in our design, the re-shaped coast, lakes and waterways appear to have been there all along as part of the natural environment. There is an impression that the homes, hotels, restaurants, and shops that dot the edge of the waterfronts, by intention also feel as if they evolved and appeared over time. In taking this specific approach with water and land, our purposeful innovation and sustainable approach in design took care of complex drainage issues delivering something both beautiful and appealing. 

The fluidity in our design thinking provided for exceptional flexibility in phased development with the option of multiple scenarios. This ultimately provided a dextrous selection of options making good business and planning sense for our clients, the community and business objectives. Our plan added 30 valuable lakeside hectares of development opportunity which resulted in even more desirable waterfront real estate. 

The Wave, Muscat, developments boast modern architecture with traditional elements and have become very attractive to investors. The design has managed to not only attract foreign investment but also invigorate the Omani real estate sector, creating benchmarks for investment but also invigorate the Omani real estate sector, creating benchmarks for future developments.

It’s significant to note that even with an international audience in mind, the first phase of the development sold out within the local community in the first 4 hours of going to market. What that did was establish Al Mouj as an integral part of the Omani community. It has become a place that the people of Oman feel they can belong, something they recognise as part of them, in their architectural vernacular. It’s more than was ever expected, it’s become their home.
